Brickell is Miami’s premier urban neighborhood for luxury condos, waterfront living, dining and business, offering a walkable lifestyle in the heart of the city.
Brickell has evolved from Miami’s traditional financial district into one of the city’s most complete urban neighborhoods. Luxury condominium towers, restaurants, hotels, offices, shopping and waterfront living are all concentrated within a highly walkable area just south of Downtown Miami.
What makes Brickell especially appealing is the ability to live a true city lifestyle in South Florida. Residents can walk to restaurants, cafés, offices and Brickell City Centre, while Miami Beach, Coconut Grove, Coral Gables and Miami International Airport remain within relatively easy reach.
Real estate in Brickell ranges from established luxury towers along Brickell Avenue to newer branded residences and amenity-rich developments. Buyers can choose among Biscayne Bay views, Miami skyline views, quieter residential pockets and the island setting of Brickell Key.
For international buyers, professionals, second-home owners and investors, Brickell remains one of Miami's most recognizable residential markets.
Brickell is not one single condo market.
Then on the next line, regular paragraph text:
Offers a quieter, island-style environment surrounded by Biscayne Bay.
Do the same for the others:
Includes some of the neighborhood’s most established luxury buildings and waterfront residences.
Tends to feel more residential, with mature landscaping and direct bayfront locations.
Delivers the most urban experience, with restaurants, offices, shopping and newer condominium developments within walking distance.
Understanding these differences matters because two condominiums located only a few blocks apart can offer completely different lifestyles.
Brickell is particularly attractive to buyers who want walkability, luxury condominium living and easy access to Miami's business and cultural centers. It can work especially well for professionals, international buyers, second-home owners and people relocating from other major cities who are accustomed to an urban lifestyle.
Some of the names buyers frequently consider include Four Seasons Residences, Santa Maria, Una Residences, Cipriani Residences Miami and upcoming ultra-luxury projects including St. Regis Residences Miami and Mandarin Oriental Residences.
The right building depends less on the name and more on what matters to the buyer: privacy, waterfront location, amenities, newer construction, views, residence size or proximity to the center of Brickell.
“Waterfront” in Brickell can mean very different things. Some buildings sit directly on Biscayne Bay, while others overlook the Miami River or have water views without being directly on the bay.
Direct bayfront buildings generally provide wider, more permanent water views, while riverfront residences can offer dramatic views of boats, bridges and the Downtown skyline.
When comparing properties, the orientation of the residence is often just as important as the building itself.
Buyers should look beyond the purchase price and monthly maintenance fee. Building reserves, insurance, upcoming assessments, rental restrictions, parking, construction nearby and the financial health of the condominium association can all affect long-term ownership.
New construction may offer newer amenities and contemporary design, while established buildings sometimes provide larger floor plans and more predictable operating histories.
I have lived in Brickell for more than seven years, and what I like most about it is that there really isn't one Brickell experience. Where you live within the neighborhood changes everything. Brickell Key feels completely different from the center of Brickell, and South Brickell has a much more residential character.
I also think buyers sometimes focus too heavily on the newest building. A beautiful new tower can be exciting, but the best property is the one that matches how you actually want to live. I always encourage buyers to think about the view, the walk from the building, traffic patterns, restaurants nearby and even how they will use the neighborhood on an ordinary Tuesday, not just during a weekend visit.
Is Brickell a good place to live in Miami?
Yes. Brickell is one of Miami’s most walkable urban neighborhoods, with luxury condos, restaurants, offices, shopping and waterfront living concentrated in a relatively compact area. It is especially popular with professionals, international buyers, second-home owners and people who prefer a city lifestyle.
Brickell is the larger urban neighborhood centered around Brickell Avenue and Brickell City Centre. Brickell Key is a private island just east of Brickell with a quieter, more residential atmosphere. Buyers who value privacy and waterfront surroundings often prefer Brickell Key, while buyers who want restaurants, shopping and nightlife at their doorstep may prefer central Brickell.
Beyond price and monthly maintenance fees, buyers should review the condominium association’s reserves, insurance, assessments, rental policies, parking, building condition and any planned capital improvements. The financial health of the building can be just as important as the residence itself.
Yes. Brickell has condominiums located directly on Biscayne Bay, the Miami River and Brickell Key. However, “waterfront” and “water view” are not always the same thing, so buyers should pay close attention to the building’s location, the residence orientation and whether the view is protected.
Brickell includes established luxury buildings as well as newer branded residences. Buyers often consider properties such as Four Seasons Residences, Santa Maria, Una Residences and Cipriani Residences Miami, along with newer developments entering the market.
Yes. Brickell has long attracted international buyers because of its location, luxury condominium inventory, proximity to Miami International Airport and access to Miami’s business, dining and cultural districts. Many buildings also offer amenities and services that work well for second-home ownership.
